Fort Sunsets is truly the ultimate spot for peace, privacy, and relaxation, with everything that you and your family could want or need to ensure a low-key but memorable vacation. With three bedrooms and three bathrooms, and a spacious rec room fully stocked with a broad selection of board games, movies, electric dart board and Xbox, our home comfortably sleeps ten people and provides plenty of space for everyone to spread out while still enjoying quality family time together. You’ll appreciate our open concept great room, featuring a huge TV and spectacular water views, where a fully outfitted kitchen is perfect for preparing both simple as well as gourmet family meals.
However, none of that compares to what you’ll find outside, beginning with that first cup of coffee on the back porch lounge chaise. Spend your days fishing for crappie in one of the cleanest lakes in Tennessee, or exploring the coves in kayaks provided on-site. For the more adventurous, we have two stand-up paddle boards that quite often double as personal sunning platforms. Our large floating dock is ideal for bringing your own boat or jet skis, and the kids will love jumping into the clean, clear water to cool down from the summer heat.
End your day relaxing in the lakeside hot tub with a cold drink or chatting with family and friends by the sunken built-in firepit. Whether you choose the paved waterside patio, or the huge screened-in porch overlooking it all, the most spectacular sunsets you’ve ever seen will absolutely set the mood for a magical evening.

Hot Tub Rules
Maximum 6 guests in the tub at one time
Children under 5 not permitted; under 12 require adult supervision
No glass — plastic or aluminum containers only
No soaps, oils, lotions, or bubble bath (damages water chemistry; a remediation fee may apply)
Keep the temperature at or below 102°F
Rinse off before entering and before heading back inside
Secure the cover with the provided straps after each use; never stand on it
Exit immediately if you feel dizzy or overheated; never use during storms
Dock Rules
All guests use the dock at their own risk
Children under 13 must be accompanied by a supervising adult on the dock at all times
Maximum dock capacity: 8 persons — do not overload the dock or any single section
No glass containers anywhere on the dock — use plastic or aluminum only
All children under 14 must wear a properly fitted Coast Guard-approved PFD while in the water
No running, roughhousing, or horseplay on the dock — the surface can be slippery when wet
Do not swim under the dock or between moored watercraft
Kayaks must be returned to their designated port after every use
Firepit Rules
Check the Jefferson County burn ban status online before every fire
No fires in high wind, drought, or red-flag conditions — and never while intoxicated
Fires only in the designated firepit — never on the dock, beach, grass, or elsewhere
Keep water or the extinguisher within arm's reach (extinguisher is on the sun deck pole)
Never leave a fire unattended; keep children at least 5 ft back and supervised
Burn only the provided fire starters or dry kindling — no trash, treated wood, or accelerants
No glass and no fireworks near the firepit — plastic or aluminum only
Fully extinguish 30 minutes before bed: douse, stir, and repeat until cold to the touch
Watercraft Rules
A Coast Guard-approved PFD must be worn by all users at all times — no exceptions
Children under 13 must be accompanied by an adult on the water at all times
Never paddle alone — always go out with at least one other person
Check weather and wind conditions before launching
Stay within sight of the property — do not venture into the main channel
No standing on kayaks; SUP users always attach the ankle leash
No alcohol or substances before or during use
Return watercraft to their designated storage area after each use
Water Safety
Life jackets provided in adult and child sizes — please use them
Children must be supervised near the water at all times
No diving from the dock
Use of dock, hot tub, watercraft, and fire pit at own risk
Wildlife: Douglas Lake is home to bald eagles, herons, and various fish species. Please respect the wildlife and do not feed them.
